1. Would i be able to compare the two options FHA or conventional? And pick the best out of the two?
2. How long does PMI last? Does it stay on my mortgage payment until the house is paid off?

1. But if i put down 5% doesnt that drastically increase my monthly payments? 

2. If PMI is to help protect the lender what benefit is there to me for paying for PMI?

thanks Joey. Appreciate the feedback. I was looking at both FHA and conventional. I was under the impression i would need to put down 20% regardless of FHA or conventional. However i seem to be incorrect.

1. If i went conventional how much would the down payment need to be? 
2. What would the purpose be of PMI isnt that to only protect the lenders rather than myself?
3. How far does your territory in southern california reach? Is it only in OC? 

Hi All, 

I'm looking to buy a single family home in the southern california area (~500k range). I'm looking to see what options I have to leverage to purchase a home if I dont have a full 20% ($100k) for down payment.  


1. I understand FHA loans are available but how does that impact mortgage payments negatively / positively.

2. Instead of $100k down I put ~$60k down how does this help or not help the situation.  

3. Are there any other factors I can help contribute with purchasing the home but also lowering mortgage payments?  Understandably one of those areas is 30 year mortage.

We recently purchased a home and  one of the larger issues we came across is that we believe the seller had used their own hvac workers to 'repair' our furnace to get it into 'operating' standards. However, we had a hvac team come out and re-inspect the unit a couple of days ago and commented that the unit had a safety/limit switch that was bypassed. We've been having issues turning the heat on and off over the last few days so this makes sense. Is the best route to submit a complaint for compensation? Is it even possible to receive compenstaion for replacing the furnace unit to properly heat the house? 

During the purchase process our inspector had not caught mentioned we needed to get a second opinion. We brought out an hvac tech out for an inspection and they quoted in their inspection nothing in regards to the limit/safety switch being bypassed or any hazards related to this. However they did note that the unit does not work and needs full evaluation. The seller made updates to the unit after we had shown what the hvac team had found in order to get the system to be operable. It's during this time we believe they had made the bypass in order to get the system to work temporarily...

We recently purchased a home in the Plano, Texas area. However several large issues have come up that were not disclosed to us during the process. Does texas allow for the home owner to give back the house and recoup all monies invested into the property? 

Ive just recently started putting a list together of foreclosures in my area. Ive been keeping an eye on the county site for foreclosures and going through pdf documents and recording names, addresses etc to build my mail list. I find this to be a tedious task but its free. I'd like to know if anyone has recommendations on services free or paid that can offer a recent list of foreclosures ? Ive heard some like realty trac, real estate iq etc but I always question the quality. Any thoughts or recommendations would be appreciated. Thank you!

@Jerry Padilla - Just trying to get clarification. When you note '97% LTV 1 Unit' are you saying that 97% of the total cost must be made as a down payment?
