@Alex Smith Hey Alex make sure when the agents are getting quotes for you they are listing all the components of the home that were rebuilt as construction/renovation year 2019 and make sure the insurance is taking that into consideration. You also may need to entertain a higher deductible option maybe $5000 or higher. This will not only bring the cost down but may allow more insurers to be able to quote the property.

@Rick Pozos Thanks so much for the clarification and great example. 

Rick I hope you can help clarify something for me. I am on the county clerks website and have found both the map and list of “foreclosures.” However are all these home already fully foreclosed upon or are some still in the pre-foreclosure status? If there are some still in pre foreclosure how do you tell the difference between the two?

I am just now getting into real estate investing and I have read books on wholesaling, buy and hold, and flipping. It seems as though most residential investing fall into one of these three silos, excluding multifamily. It also seems most investors stick to one strategy and don’t do much or any of the other two. However it appears to me that the three dovetail into one another. Is it possible to be successful in all 3 phases of investing? If not why not? I am also new to bigger pockets and posted this question in another forum. I am just not sure the best way to get a question answered so pardon the duplication.
