I think one of the biggest issues in finding is resources. Finding those investors that want to buy a house from someone wholesaling. Finding the house to wholesale. Knowing how and what to look at when trying to make an offer on a house. Bigger Pockets has been incredibly helpful, and had offered a plethora of resources, thank you!

Is there a resource to use to find a mentor in my area? I've seen where there are mentors just generally across the nation, but I like to sit down with someone, follow them through a deal to learn.

An amazing story, very inspiring! I am at the very beginning myself, and working towards my first wholesale! You show that it is possible to do with great style!

I haven't pursued it yet, I've been looking it over as much as I can trying to see if it would be better as a single property, or separate out the houses from the rest. It's very well located on a main street in my town, and I see huge potential for a variety of things in this, including a nice paycheck at the end if it can be had for the right price. In addition, new commercial projects have been going up right across the street, which might help to entice investors. Close to the property are several apartment complexes, ranging from old and subsidised, to erected within the last few years. I think this is going to create a moved idea for the value, and might provide a bit of leverage in negotiating price, but again, I'm new and trying to learn so I'm unsure about a deal so large for my first.

I'm trying to learn how to wholesale (to start) and there is this amazing property. At one point it was a motel, and four houses. The motel was partially burned down, and 3 of the 4 houses have been broken into by vagrants. There was going to be a hotel built in it's place, that was set to be here, well, now. I do not know the reasons why ground hasn't even been broken yet, although I'm sure with a little research that information should be attainable. My issue: I'm new! Should I start with something smaller and work my way up to this type of property? That seems like the logical thing to do, however it seems like I'm wasting an amazing opportunity for lack of knowledge and acquired resources (investors, cash buyers, etc)

I seek advice from those that know more about this than me as I have yet to get my first deal.

Thank you both for the warm welcome! The most immediate information on trying to pursue is learning how to find investors/cash buyers for wholesaling. I'm continuing to explore the site and any information I can get my hands on, but if you can point me in a direction, that would be great!

Hello all! My name is Jason Hammond, and I am brand new to real estate. I am cramming as much knowledge as I possibly can so I can start and complete my first deal sooner rather than later. As I have no money at the moment (I am NOT poor, just broke) I am making use of all the free resources and advice I can find. Bigger Pockets has been a great start thus far!
