@Ryan Mckimm Excuse me??? Since when did a disagreement in something that many people have varying opinions on turn into name calling? I may be new to the real estate industry, however that does not mean you are excluded from at least a modicum of civility and politeness. 

Carbon is a result. It is not a cause. The actual real science backs that up. I never once said that there isn't a problem, nor did I ever say that as a species we should not strive to treat pur planet better. We are about 2500 years out of the last ice age. There are many cycles that earth has, one of which scientists have estimated as 40 thousand years or so. As we just exited this last ice age, of course the planet is getting warmer! We have all kinds of proof of change in our planet, from underwater cities, to ancient tropical plants found in the ice on Antartica. Just because mankind figured out how to record the weather events and start to track patterns does not mean that any of us (myself included) are experts on what is truly going on with our planet. While we need to treat the planet better, pointing at a carrot on the ground does not always mean there used to be a snowman there.

while I do enjoy a spirited discussion, I do not enjoy a mean spirited one. Let's try to do better next time.

@Cesar Pineda I'm in the same boat as you are, and from what I've been watching, find the deal first, the buyer will come. Do you attend local REI meetings?they are a great place to network.

@Will Barnard great post, and it helps me to see things like this as I try to get into wholesaling myself. One thought that occurs to me is they might have been new like me, and not known how to estimate and assess the property properly. In situations like this, do you as the flipper help to educate the wholesaler? Or simply move on, and hope they learn down the road?

@Jay Hinrichs there is a way to do exactly that, with Thorium.

@Gary L Wallman the technology is indeed in it's infancy. However if people don't buy it now and everyone waits, there isn't a way to find the better future tech. It becomes a catch 22. Much like buying the 4k tv's when they first came out, they were very expensive, and they have come up with better, cheaper 4k tv's now. That cash influx helped to make that happen.

"Carbon footprint" is also a nonsensical thing. Carbon isn't even a cause of "global warming" or whatever they call it these days. That's like blaming the flu you contracted on your currently running nose and fever.

I am new, and still trying to find my first deal. I do want to get into flipping as well as wholesaling, but right now I am trying to just wholesale a couple of properties as a start. I know that the best deals tend to be in some less than savory areas, some was trying to find out more about people's experiences innwholesaling bad neighborhoods. What are things that the new wholesaler needs to take into consideration beyond the norm? What am not thinking of that you wish you had know or thought about? Any advice is greatly appreciated!

@Elena Koyun I see everyone talking about renters insurance, and while that is good and what it is there for (General damages, theft, etc), there is one thing that I did not see mentioned. Usually contractors are required to carry a bond for damages (depending on your state). If they have proof that the contractors did the damage, then they can go after the contactor for the incurred damages. If they combine the renters insurance with that, it is always possible that the insurance company would do most of the leg work in contacting and dealing with the contractor.

@Jay Hinrichs, the larger cost the electric vehicles have comes a couple years down the road. The replacement Tesla batterhe's can run very high, to the point that it is almost cheaper to sell it and get another new one. That being said, I LOVE the look of the cybertruck, and want one for myself. I just hope the battery issue will be resolved sooner than later.

I've been exploring and learning from every source that I can, and I've come to the point I think I need a mentor, sometime who's done it before and can teach me. I haven't seen any mentorship program offered through Bigger Pockets, but Max Maxwell I think has one, Robert Kiyosaki, Nick Estes, and a few others. Everyone is going to have mixed reviews, people are happy to complain when they didn't do the work themselves.

but that leaves me in a quandary. Who do I use? I don't want to just have someone teaching me everything I've already learned through YouTube, just the extra information that I don't know to even ask right now. Does anyone have experience with a mentor, specifically with any of those I listed? Any suggestions or thoughts?
