I am looking for a partner for Real Estate on the financing side and wanted to see how investors already in the game approach finding a quality partner. I know the forums are a good place to start but just looking for any tips about things I should try and others to avoid as well as red flags I might miss as a rookie investor when interviewing possible Finical partners. Thanks! 

I am a new investor and because I live in Nashville there really isn't much hope for someone in my position to have a chance in this market. I am just looking for some opinions on the best up and coming markets around the country to invest in long distance for cash-flow. I have already seen posts on the BP Forums about Columbus, Indianapolis, Cincinnati, Des Moines, Etc but just wanted to find more Markets to look into. Any help is greatly appreciated, Thanks! 

Thank you guys! I appreciate the responses and Ill do a little more of a deep dive into some specifics and post again once I have a concrete plan to get some new opinions. Ill reach out if I have any financial questions.

Definitely interested in meet ups! 

New Investor here in Nashville TN and have been looking into House Hacking for my first property so I can use a FHA loan. I have found some decent houses ranging from $280k to $370K and wanted to ask if I should lean more towards a newer house that is more expensive so I can avoid more frequent repair costs, or to go one the lower end and find the cheapest livable house to try to maximize cash flow after I move out a year in? I have read that new homes tend to eat cash-flow but the market is growing so fast in Nashville that I'm not sure if that would even out in appreciation. Any input would be greatly appreciated!
