Sounds like you have a pretty good start and the help with some of the questions here @Jerry Poon. For house hacking or any of the more specialized asset classes you definitely want someone who knows how the numbers work.

The first property I bought 16 years ago was a 2br house hack in college. Happy to see how I can help. What area of LA are you looking at?

Depends on the zoning, how much capital and experience you have, and the holding timeline plus build cost and rent in your market. I would not bother to re-zone; most of the time that's just a waste of time @Nick Dunbar. Based on the limited info here building 2 fourplexes is prob highest and best return.

House hacking is EXACTLY for markets that are too expensive. So many of my investor friend got started that way. Getting it to cash flow is harder or a stretch goal and like I said you definitely have to be creative or MAKE a good deal. Good deals are not just handed to you on a platter these days.

That pro title you have to pay for @Marcus Green. BP took on outside money that's why they're pushing all these pro and premium accounts and why you hear prob 6-8 ads on each podcast episode now.

You can do what you describe @Marcus Green, renting out by the room or putting up extra walls to create rooms, basically house hacking on crack. It's just harder to find and you will likely run into some issues w/ financing. Lenders hate to get creative. So yes, in a traditional house hacking sense w/ LA prices it's hard to cash flow. I wouldn't say D neighborhoods, but def require some creativity like putting in ADU or two house on 1 lot situation.

Have you looked into or consider FHA loans @Kate Bogart? If you are house hacking that could be a good way to put down only 3.5% instead of the traditional 20

Scouting locations along San Gabriel Valley, too. Might do it at Arrow Lodge in Covina or the upcoming Glendora Public Market where Smog City is going to anchor. Trying to find places close to the freeway haha. Taking space suggestions!

Welcome @Kate Bogart! I love house hacking. I started w/ a 2br condo when I was in college and so many of my other real estate friends started that way as well.

Please let me know what I can be a resource for. I do like Burbank and North/East Hollywood quite a bit for the long run as the streaming war heats up with Netflix and Disney taking up more offices creating more jobs that will help lift the residential market as well.
