I would base it on the overall quality of the tenant throughout her lease? Was she a good tenant? Rent always paid on time? If you can fix these holes with a small jar of “Patch and Paint” do it and don’t charge. If they need to be spackled charge for that.

Always keep some patch and paint and some extra wall paint for when your tenants move out- you’ll always have some holes to touch up.

Don’t charge for the key...

Wouldn’t the government have some control over Fannie and Freddie MBS’s? Not entirely sure how that works...

I am happy and feel lucky to help my tenants out if they need it but let’s get everyone involved. Grocery stores can give everyone a break on groceries, banks can give us a break on our mortgages, drug companies can give people a break on their prescriptions... will it ever come to this?

Great question!! Really interesting reading everyone’s responses! Counting security deposits I’ve got about 2 months in reserves earmarked for the rental property. I am trying to get between 6-8 saved up.

With my cash savings earmarked for other goals and an emergency fund I have 10 months.

It seems like majority of posts have 8 months reserves. What does everyone recommend for how many months worth of reserves? Who’s actually had to significantly tap their reserves in the past?

Are there any good resources besides a real estate agent to find sold prices of houses recently sold? Or even houses sold not so recently?
