@Lee Barnett the county courthouse should have some contacts of people who do that as well as the cost for permits if there are any that are necessary.

I've got my eye on an auction property, $55,000 in a metro area in the South. Has a 3 bed 2 bath house, right behind a chain store and a church.

I'm a novice, this would be my first property, auction has been put off until next month.

I know there are a lot of things to look for like liens and other things that could make this a terrible Investment. I just have no idea where to start. Anyone who's dealt with this kind of thing, any ideas you'd care to share?

@Steve Frye I do like Ashland City area. Rural feel but close to the city. We have a 3 and a 4 year old so schools are a consideration too. I'd love to chat about it.

Rent or buy?

I'm moving to Nashville in the next week. I'm just starting to learn about real estate, I expect to be investing in the next 6 months to 1 year.

I own my own financial services business (credit card) and we are moving to Nashville for my wife to start a new job with the Tennessee Dept of Education.

Given the current atmosphere and rumors of the financial situation in the country (possible recession) I'm looking to rent for now and buy later after we get to know the area.

I like the fact that the North side of Nashville doesn't seem as congested and there are shorter drive times for my wife to the Capitol area downtown.

Ultimately, I'm looking for 2 to 10 acres and a barn for personal and family use. Close to a small or municipal airport would be a plus.

Any advice offered would be greatly appreciated.

I have great respect for sales professionals with the heart of a teacher. I have very little patience for someone who can only speak to the positives of a situation.
