Memphis is great for cash flow.  Memphis is also unique because many zip codes have good and bad areas.  Understanding the area is the number one thing out of state investors struggle with.  I would caution you to 38106, that is South Memphis so it will be street by street.  Not sure of your investing game plan but most of my investors are spending in the 50K-80K range and want at lease a B type class.  They are having success in 38141,38117,38122, 38128, 38120, and some parts of 38115.

@Chris LumLee  I love 38127 and have had great success there over the years.  But like many zips in Memphis it goes by street to street.  There are some streets that I would buy up the entire block if I could and there are some that I wont drive down.  Many local turn key companies are selling properties in this area at a high rate to out of state investors.   If you are considering investing here I would strongly suggest talking to local investors who are actually here.  Investing in this area will require a solid PM as well.  I'm local and use a PM.

@Jack Inman  you are spot on, many investors are having great success in 38127.  Turnkey companies have waiting list to sell their properties and they are going in the 60K-71K range.

@Heidi Offerdahl  Landlords are not required to offer AC, it is really up to the owner of the property.  Some areas have them and some do not. I have central heat and air in all of my rentals because my goal is to get top dollar and tenants are attracted to having AC because it is very hot here.  If the house does not have it don't worry about it too much, just price it into your budget.  Be sure to also price a security cage into your budget as well which can run 200-300 bucks.   I would also suggest that you don't put the unit on until the day before or day of the tenants move in.  Good luck.
