Not giving any legal advise here but the local laws require someone within a local phone call to be a contact person for a rental property, with that being said....  it does not require it to be the owner or a realtor.  Your friend down the street can be the contact!

You can hire a lot of things without hiring a licensed realtor such as a secretary, customer service representative, an advertising specialist, general contractor, cleaning service etc.  

A good example is wholesaling, by its title it is not allowed in PA but contract assignment is?  

The original post was over two years ago in which I have become an employee of a company that manages its own properties....   yes, an employee.....  not what I wanted but it has enhanced my skills and enabled me to learn more about real estate then I could have from a book.  The relationship I have with the owner of the company was several years in the making and I wouldn’t do what I do for anyone else in this area!

I think your question is better suited for a lawyer!  An employee of a company can do most of the same work authorized by an owner.

I am not a wholesaler, neither was he. He just lost a full price offer on his 6 units. He was asking 110, I offered 85, he moved to 100K, my money backed out and I offered 150k if he would finance 100% at 9 year payoff. Then he said he had a loan and wanted it paid off. Originally told me it was free and clear. He lied, I won't buy.

I was more looking for a multifamily seller disclosure, I just had them fill out a new one for each unit. It turns out that he wanted 5K down for me to see the disclosure. I didn't make an offer. The property is still listed and it has been about 2 months.

My CPA this year didn't ask me any questions at all to prepare my taxes, he asked for a copy of my Quicken files and gave me a tax return back a week later and charged me over 1000$. I'd there anyone from my area that can help with tax planning and prep for next year? I am north of Pittsburgh, near New Kensington, Apollo, Butler, New Bethlehem, Indiana, Allison Park, Sarver... I hope the key words help me find someone! Thank you!

Thank you all! Sounds like great advice. Do you think it may be beneficial to move up to a corporation and sell stock to other investors at some point or just create a new LLC for each partnership?
