Jon,  keep trying!   I had a hard to get to duplex in Ford City, un disirable in so many ways.   I just answered to phone every time and asked to set a time to show it to them.  I included water sewage and garbage (of course above my disired rent amount 425 + 90 for water sewage garbage 515 total rent) and had a contract signed, security deposit paid, utilities transferred into their name within 15 days of the previous tenant moving out.  It was also the week right after the New Years.

  I see the listing is in "Clay Hole" so it may be difficult to manuver the streets there.   I also didn't see and actual address, just a map point.  Postlets.com helped me out!

Does anyone have a good point system to use for applications? I realize I have to modify it to meet my properties but a starter system and some advice on it would be helpful. Thank you all!

So I am starting my first tenant screening and I have an applicant with an eviction due to job loss, they are currently working again. Part of the reason I wanted to do real estate investing is to help others out, I know most of you would never rent to this applicant. Is there a way to rent to this person and have a non-resident co-applicant to secure to rent payment? Like a college dorm situation or some other way? It isn't my only applicant but I'm trying to expand my knowledge and strategies! Thank you for your comment!

so I know I cannot ask for an age on the application but can I write down their birthdate on the lease agreement?

rent was paid in full before late fees, he told me about his past and I have been in the house again.   Everything is kept clean for a 22 yr old guy.

Sheriffs office said no warrants out for his arrest.   Still no rent but always calls or texts back.   Keeping an eye on the property!

Thank you Marcia Maynard I have a call into a relative at the sheriff's office and am fully checking it out before I move further. I drive by the property once a day and I am on the property once a week till I figure it all out. I am also applying for a carry permit for a weapon and talking to friends who are neighbors. I only live 1/2 a block away. They have only been there for 1 1/2 months and with kids there, I am sure there is some hoops I have to jump through, my neighbors kids are the same age so I will use them as last resort. Thank you!
