Thanks everyone for the responses.  I figured I'd see at least one REALTOR® on here explaining the benefits of having an experienced REALTOR® working for me.  If I was buying a house in this market I would completely agree with you.  However since my house is in Richardson (in one of the more coveted neighborhoods) running an average of 21-26 DOM, I just can't justify letting go of 8-9k in commissions to a listing agent.  That is not to diminish what you bring to the table @Cara Lonsdale.  If I find a buyers agent that brings the value you do to the table I would sign the buyer's rep in a heartbeat.  

That being said.  Thank you @Vic Reddy, @Stephanie King for the suggestions.  I'll interview them to see what they offer.  If anyone else has additional suggestions, please feel free to add to the conversation.

Thanks for the reply. After re-reading my original post I realize it sounds confusing.  I mentioned my RE classes just to reference that I'm very familiar with the sales/buying process.  Why I'm asking is because I'm about to put a property on the market and was curious if any investors use a good flat rate realtor service in the area and what their experiences have been???  Thanks for any direction you can give.

Does anyone have any experience with a flat rate real estate service?  I've gone through all the real estate classes but have been hesitant about getting my license for a number of reasons. However I've seen some interviews with people who've used a flat rate brokerage and It seems like it would be worth taking a look into.  Does anyone know of a reputable flat rate brokerage in Dallas?  Any experience using one?  

Agree with Scott. Your payment will be lower which will help with DTI for other future property investments.

Hi everyone,

I've been monitoring the Dallas market for awhile now. I've had my eyes on south Dallas for the last 6 months to house hack a BRRR. There are several south Dallas projects that I speculate will add to the value of the area. The Trinity river project set to complete in 2021 is probably the biggest thing that I'm drawn to. However, I have reservations with the greed in the RE market in Dallas right now. I don't expect the values to rise much longer and lately I've been seeing several properties in that area being reduced.

My biggest question is what are your thoughts on the South Dallas market?  North Dallas is booming but I think the margins are to tight to really get much of a return for a buy and hold.  I see potential in South Dallas over the next 4 years but I doubt the market will last that much longer. Would love to hear your opinions.

No hallway is required, however here's the requirements that I know of.

  1. Minimum square footage: This can vary from state to state, 70 to 80 square feet is generally the acceptable minimum. A bedroom must also measure at least 7 feet in any horizontal direction.
  2. Two means of egress: There have to be two ways out of a bedroom. Traditionally, these would be a door and a window.
  3. Minimum ceiling height: At least half of the bedroom ceiling has to be at least 7 feet tall.
  4. Minimum window size: The window opening must be a minimum size, usually 5.7 square feet.
  5. A heating and cooling element: A heater (space heaters won't qualify) as well as a way to cool it down, whether that's by opening a window or AC.

@Andrew Herrig  Yes I'm familiar.  My gf was in a "Class A" loft apartment in Design district. She was paying 1500 for the unit and continued to raise the rent. I'll be honest, what is considered a Class A apartment is not what it should be. The walls were paper thin and the place was not very clean. People who pay that kind of money expect better quality living which is why she moved. We noticed lower quality tenants moving and crime started picking up so she decided to leave. Not sure if it's compression for higher end markets or higher end tenants being smarter shoppers.

@Andrew Herrig  I agree.  I'm also wondering if it's based on location and condition of the property.  I've seen several properties in less desirable areas of south Dallas where properties appear to be flipped have dropped the listing price because of DOM.  My concern with the Class A apartments coming online is too much supply. Thus driving the cost of the units down and potentially competing with Class B/C rentals. But that's a side note. I'm not an expert by any means but after watching other red flags in the market that happened before the previous bubble, it makes me a little more cautious.

Came across this and think it's worth noting that Dallas tops the list for price cuts nationwide.  Also, Dallas has topped the list for rent cuts as well.

I've been actively monitoring prices around Dallas for the last few months. What I'm seeing is some markets are becoming hotter then others. Some seem to be getting lower listings but in this market that can be a sales tactic to create a bidding war. I will say I'm surprised it's not going higher faster right now with all the new jobs moving in. I'm personally waiting till winter when hopefully the inventory should come back a little. Don't forget. There are a ton of apartments coming online which may be a factor.
