I’m not sure how to get this post seen. Or maybe it’s too long-winded for people to try and answer haha. Just would really like to know if I should mail these homes or not. Thanks!

I am about to send out about 1,000 mailers here in the Mesa, Arizona area. I decided on the specific area because it had more absentee owners than usual, compared to surrounding areas. So the assumption is, this is where more investors are buying. However, after researching more about the area, I have realized that there is a lot of 55+ communites in the area, much like some areas in Florida and other popular retirement destinations (which is probably why the absentee owner/owner occupied ratio is so high) So my questions is are, 

We pulled our list from List Source and selected only SFR's, so would these 55+ communities be included in that list or excluded? Many of the 55+ homes are mobile and manufactured homes and I'm pretty sure those would be excluded from the list we pulled. But, there are also many normal homes in these 55+ communities. Would these be included?

Do you want to mail to these communities in general? From what I have read around the forums, it looks like it can really complicate things depending on the specific community or association. Mind you our strategy is wholesaling. So we would most likely be looking to sell to an investor.

Last question, if these are not a good idea to mail to based on our situation, is there a way to exclude these communities when you are pulling the list from List Source?

Thanks so much to anyone that has input. We are excited to mail, but just don’t want to waste marketing dollars by mailing to those we probably can’t help. Thanks!

Thanks @Antonio Coleman! I appreciate the input. And I really like the advice about the website. Unfortunately I haven’t gotten my website all set up yet, but I can totally see how that would be huge. I definitely plan to have that up and running soon and I will include it on my mailers.

We are sending out our first set of mailers this week! So I just wanted to jump on here to get some last minute advice, and also to make sure we aren’t making any obvious oversights in terms of our list or mailers. Here is the strategy we have so far:

Strategy:

  • 1,000 mailers per month (minimum 6 months before we make changes to list)
  • Yellow letters (pretty basic), maybe too basic but here is a copy. Let me know what you think:
  • I’d like to switch up the style in subsequent months (For example, post cards, zip letters.) Also, have the letters build on each other (For example: “I sent you a letter last month and haven’t heard from you...”).
List:
  • We did some research and found a specific zip code in our area that is has an unusually high percentage of absentee owners compared to the surrounding areas, and decided to mail to that zip code.
  • Absentee owners - both in state and out of state
  • SFRs, 50%+ Equity, Last sale date before 2014

I know there are many different ways you can go with mailers, but any advice would be greatly appreciated! Thanks!

This exact question has actually crossed my mind as well. We are in the process of moving and I am considering both options. Wish I could provide more thoughts on those two. 

One additional option that may be worth some thought is purchasing a SFR like the one you were talking about, and then turning the ADU into a short term rental. Wish I could say that was my idea but I actually got it from @Ben Leybovich, which is what he just recently did when he moved to arizona. However, a huge determining factor would obviously be if your market can support a short term rental, which I have absolutely no idea about there in ohio, but if possible it may be able to provide significantly more cashflow compared to the traditional long term rental. Just something to think about!

@Mazz Gino Wow that is an amazing response rate! Congrats on the great results with mailers so far. I plan on making a post in the wholesaling forum that can be kind of a journal of my experiences with mailing. But yes I would be happy to add you to my list! I'll message you.
