 Welcome to Richmond!  There are quite a few folks around here that are very helpful. i’m looking to pulling the trigger on my first deal here shortly in the East End.

Dave Peschio owns PMI of Richmond And manages over 100 properties including single-family homes and condos, Apartments etc. I do all of his regular handyman maintenance for the properties and he is a standup honest guy.

$50 an hours seems ok, you're looking at $150 per house for a SOW. That seems fair. I also know a guy in Richmond that has a business called Fixer Upper Coach RVA. His name is Pete DeWorken. Check out his website. He's a 3rd party no skin in the game person that could help you get those figures also. His fee would be about the same.

@Taylor L. I was on an email list for a wholesaler. And I contacted him and he forwarded me to another guy. I never talked to the owners.

@Wayne Brooks that’s kind of what I thought. The house is in rough rough shape. The bank will never get near that. I appreciate the response.

There is a property in my neighborhood that the owners are trying to sell before they get foreclosed on. They are behind on payments and want they are asking is way too much because they owe too much. It’s a big brick cape with full basement and could be a nice property for a flip but it is trashed. I would have to put $100K plus into it to fix. The main sewage line is collapsed and there is backed up sewage and the house has been destroyed by it being turned into a type of boarding house. Everything has been closed in and deadbolts everywhere. Is there a way for me to approach the bank and offer to buy the note for a deep discount or try a short sale? Do I just wait for the bank to foreclose on it. What is my best course of action to jump on this property?

Right now they are asking $155k and the ARV is around 205-225k. I feel like the bank will take one look and smell at this property and dump it but I'd like to be the one to snag it.

Just an update for everyone -  it is real hardwood and it was a moisture issue that led to mold that caused the large amount of cupping

 Did you end up with my guy or someone else? Either way I hope it wraps up quickly! Thanks for the update.

Welcome to BP and Richmond. There are some local meetups in the area that are good and some opportunities out there. I'm brand new to REI and looking to do fix and flips starting in January.
