Are you kidding me? I buy a couple of deals a month from wholesalers.  The hedge funds aren't going to find the deals that wholesalers do with their marketing.  The add the motivated seller sees, just at the right time, will produce the best deals. When I see posts that put down wholesalers, it just makes me laugh.  How am I paying six figures a year to wholesaler's, if it's dying?  

If you're a potential wholesaler, don't pay any attention to the naysayers. There is someone in your market just like me, that would love to pay your assignment fee, to get the deals that only you are willing to do the work and spend the money to find.

If you retire some of the debt prior to the closing, then you won't have to carry as much debt forward.  Of course you need cash or a way to get cash.  This allow you to go down in values if that make for sense for your financing.  You may find the killer deal on the 300k propery that's worth 400k.

I can buy a house appraised for 100k for 50k from a motivated seller.  

A motivated seller in the stock market points clicks and liquidates 100k in a second for 100k.  Every buyer that bought that equity just paid full price. 

Off market real estate that has problems can be purchased with tons of equity. 

Stocks are worth less than what it cost to buy.  The difference between bid and ask is your instant negative equity.

We like single family under 50k to keep.  Any size multi-family.  We try to flip houses in 150k to 250k range.

We do one investor per deal and they get a 1st mortgage.  The rate is anywhere from 6 to 10.

There will always be money for deals everywhere.  Money, easy.  Finding great deals, hard.

Why not offer a high fixed rates to lenders and low offers on houses?  That works for us.
