Good evening everyone. My name is Jason and I'm from Roanoke, VA.

I'm new to all of this. Currently don't own any property except the house in which I live. I got interested in REI after talking to a buddy who has been an investor for 20+ years. At this point, I'm just learning as much as I can. I started listening to Dustin Heiner's podcast (Master Passive Income) and he has brought up this forum several times so I thought I would check it out. Also reading "The Millionaire Real Estate Investor" after it was recommended by my cousin who is a realtor/real estate investor.

My interest in real estate is mostly that I'd like to have income that isn't tied to my regular job.

Currently trying to pay off a car and a couple of student loans. If all goes well *knock wood* the car and one student loan will be paid off in 6 months or so.

Interestingly (to me anyway), my wife saw me looking over one of the forums and asked me about it. I told her a little bit about what I was thinking and it turns out she had been kicking around a similar idea. Our son is in 8th grade and wants to go to college at Virginia Tech and she wants to buy a place near the school and rent out rooms to try and defray some of the school costs. So we are at least a little bit on the same page...which I hope will help.

How big is that town? If there is no real competition,but renters needing housing there could be an option there depending on the size of the town. Does not sound like a area for flipping, but there could be other hidden gems.

If people need to sell and your the only game in town sellers will take payments. 

If this was to me....it's a town of 30-40K people on the VA/NC border. It's one of those towns that grew with manufacturing, but a lot of that has left and the town is now smaller than it was 30 years ago. There is one good sized employer there and there are rumblings of a casino coming to town, but that would be a few years down the road *if* it happens. I thought it might be a decent way to get my feet wet in REI since the places are so inexpensive up front.

Sorry for my blank response, apparently I need to learn to internet...

My intention was to tell William Morgan that I also live in Roanoke and was curious if he was aware of any local REI groups. I'm also very new to this (in the learning/paying off a debt or two stage) and trying to learn as much as I can.

Thanks for posting this. I'm new to all this to and was looking at a town about an hour from where I live that is similar to what you are talking about. I could buy a place for under 20K (probably as low as 10K) that already has a tenant (generally section 8 tenants, from what I've seen looking online) and I've been trying to figure out if it's worth it. The positive side seems to be that there would be cashflow from the beginning, but the area has very low appreciation on the properties and the houses are all generally older.
