Thanks very much. I thought it was probably SE. I've looked at several places over that way and just never pulled the trigger on anything.

@Glenn Hastings Where was the property? Just generally (Northeast, Southwest, etc), not looking for the address. Thanks. And this looks like a pretty good deal.

Just curious as to everyone's thoughts on Rentometer. I've used it a little while looking at places in the market that I live (Roanoke/Salem VA) and there are generally not enough results to make it seem worthwhile. Most of the time, when I search within 1 mile of the property (the standard 2 miles it gives seems to wide to me) it will typically only return 1 or 2 properties. Is this pretty typical or is it maybe market specific...?

Just to put a bow on this one.  I checked on the county database and found out that the owner lives locally but not at that location. I looked at Hubzu and it did confirm that the house is occupied (and not to disturb the occupant) and went on to say that the house was not available for viewing and will be sold with no inspections, contingencies, etc (which I think is pretty standard for auctions...?).  Long story short (too late), this is beyond what I'm comfortable pursing at this point, but it was interesting to look in to.

Thanks so much for the info. My assumption based on the listing was that it was occupied in some manner, but thought it was odd that the listing just didn't say that.

I came across a foreclosed property on zillow today that was up for auction on hubzu. At the end of the listing it said, "Buyer will be responsible for obtaining possession of the property upon closing." So, does this mean that the house is currently occupied or they lost the keys...something else?

The other day I decided to google "best rental markets in Virginia" just to see what came up.  I got two different lists that were mostly the same (Richmond, Hampton, etc), but both included Chase City and Green Bay as two of the best 5 or so rental markets in the state.  I was surprised since I haven't heard of either place, so I looked them up.  

According to bestplaces.net, Chase City has a population of about 2,300 people and is down about 10% over the last 10 years and Green Bay is listed as an "unincorporated community." Neither of them seem to be near much of  any thing as far as I can tell.

Anyone have any insight? The lists didn't mention any specific reason other than good returns that made them desirable locations, but based on location and population, they wouldn't seem to fit the criteria of a good rental market.
