Hey Daniel. I'm relatively new here as well and recently became active on here.  I've learned quickly there are a lot of great people on here who are very willing to help.  I'm a new investor as well so I can't help you too much in that aspect, but I do run a construction and remodeling company so if you need any help in that department please let me know.  Whether that be to have work done, or just want to get some advice on construction/ rehabbing please let me know.  Good luck getting going with your investment journey!

Hi @Alyssa Melotik. I am also a beginner in the metro Detroit area looking for my first property.  I am relatively new to BiggerPockets, and I will say so far it seems there are a lot of great people who are very willing to help on this site.  I think it will be a great resource moving forward.  As a beginner myself, I cannot offer much advice regarding your search for your first property, but I could help you out if you have any questions regarding construction or remodeling costs.  I own a construction and remodeling company, so I am happy to help you in that aspect if needed.  Whether you need actual work done or just want to bounce some questions/ideas off of someone please let me know.  Good luck getting started!

While I wish i could give you better advice, I knew my current partners prior to partnering. They were both friends first. 

I really liked the recommendation above on listing out the roles and assigning a %. I suspect this also depends entirely on the person. For example, I am cash strapped right now, so I value financing higher than I would later had I have more in the bank. For my partner I am the boots on the ground in a market he doesnt live in. So he finances, I do the day to day deal vetting, managing contractors, communicating with PM, etc and we split 50/50. 

My recommendation is to get to know your partner well beforehand. Definitely need to build trust before you start tying up 10s of thousands in deals. 

What market are you in?

Sean - I agree with you there.  I don't want to get into a business partnership with someone I do not know at all.  I am looking for property in the metro Detroit area.  I'm definitely open to different cities in the area, but would prefer to start somewhat close to home so that I can be available when needed at the property.

@Adam Cole what are you looking to bring to the partnership if you don't mind me asking - financial, renovating work, managing the property?  I'm guessing whatever skills/resources a beginner has will need to match up nicely to a more experienced partner.  Maybe save that partner a significant amount of time in renovating or managing to make it worth it to them.

@Sean Sloop thank you for the feedback.  Since you have been in my shoes before, how did you go about finding your first partner(s)?  This site seems great, and I'm sure there is opportunity on here to partner with someone, but the thought of partnering with someone I do not know at all seems like it could be risky (from their perspective too I would guess).  There is not anyone that I personally know that would be a good fit for what I am looking for.  I would love to find the right partner that could cover the finances while I rehab it and then either sell for profit or rent it out.  Did you know your partners ahead of time or did you possibly find them on here?  Appreciate the feedback!

Has anyone done their first deal with a partner - one with cash and the other with skill/labor? I run a construction and remodeling company and have the ability to renovate the property.  Wondering if anyone has performed the remodeling for a % of the deal, while someone else handled the financing, but did not do any hands on work?  How did it work out?  How do you find deals like that?  I'm currently looking to purchase my first property later this year, but wondering if I can jump start things by partnering up with someone who does not have the time/ability to perform the renovation.  This could be for a flip or a brrrr.  Appreciate any help you can offer - thank you!

As I mentioned earlier, this was my first post on this website.  I had some great responses and some private messages as well - people genuinely trying to offer some help.  It is very much appreciated!  I look forward to becoming more active on this site.

I do want to follow up to my original question. Can someone help my find some websites to follow, facebook groups to join, some real estate agents to contact, possibly some wholesalers to contact, or maybe even certain forums on this website? I did have someone send a message with a couple websites which is great, but of course would like to see what else might be out there. I want to start looking at as many properties as possible, and I'm not sure if calling a real estate agent who just looks at the MLS is going to be my best bet for finding good investments? Again, I appreciate the help!
