@Tim Rostro I started off slow and cautious too buying 1 house per year. After some research, I learned to power of secured loans and LOC helping me speed up the process.

@Dominique Palmer I currently have 10 SF houses but plan to transition into small multi family next. Not much to choose from in my area though.

Today marks a monumental step in my real estate “side hustle”. After years of focus, dreaming, planning and execution; I’ve hit my first goal of 10 properties. The path was long and windy with setbacks and pitfalls but today I’ve reached my first milestone. Thanks to everyone along the way for the help and guidance, I couldn’t have done it without you. Here’s to a new year, a new decade and new goals down the road.

There’s Groveland Park area which is South Macon, in between I-475 and I-75. B-C class neighborhoods, less expensive houses but slightly older built in the 50s-70s but probably newer housing nestled in. Bloomfield and Rocky Creek area, there’s good and bad areas in that section of town, possible Section 8 opportunities too. Maybe 10-15 minutes from the hospital downtown. Worth looking into if you find a deal and utilize a property management company.

Hey Chris,

In North Macon, you're close to Coliseum Hospital and if you're looking downtown, you'll be close to Navicent Health. Both are good areas for buy and hold. North macon is newer housing built in the last 10-30 years; downtown is older and small but booming with younger folks and business 20-30 year olds. Smaller multi family and SFH available downtown but built in the early 1900s.

Did you have an inspection prior to purchasing the house? A decent inspector would have noticed those issues. A general contractor or handyman could repair most of the issues which would be cheaper than an entire roof with repairs. Depends on how bad the water intrusion really is. Mildew and mold will need to be removed and dried out before repairs.
