@Grant Bennett I’ve never thought of that but that would be great to have all of them on one loan. Message me with any ideas or tips. Thanks!

@Omari Dowling I’ve looked into PMs but currently self manage all properties. They’re pretty self sufficient but when i get one call, I seem to get them all at the same time.

@Adina McCollough all SFH at the moment. Small MF are on the horizon though.

Thanks everyone! The comments definitely motivate me to keep going.

@Amber Koontz looking to start in 2-4 unit small MF and see where it takes me. I'm comfy with SFH so I've just stayed there but can't imagine having 20 separate houses. Next 10 Small multi with an occasional SFH sprinkled in.

Thanks everyone!

@Brandon Penn 10 SFH, so 10 doors total. Would like to transition into small MF next. Here's to the next 10!

Thanks everyone!

@Fernando E. My investment properties consist of one level ranch style SFH built from the 50s-80s. Price ranges from 60-90k. 20% down payment from either saved personal capital or from a secured LOC using rentals as collateral. All on 30 year mortgages.

Sounds great Constance, I’m really interested in getting into MF myself. Feel free to PM me anytime.

@Andrew my properties range from 60-90k and I’ve payed off two giving me 8 mortgages with still room to purchase more.

@Zack mid and north macon, have started looking downtown as well.

@Yaldho if you want it bad enough you just keep going, it’ll happen. I tell myself to not be fearful cause it can get scary, you gotta just jump.

@Tammi it’ll happen when it feels right, at some point just go for it and learn as you go. Beware of analysis paralysis.

The links were working but not now, hopefully everyone gets some feedback. Thanks!!!

Thank you everyone for the congratulations and words of encouragement. I’ll see if I can answer everyone’s questions.

@Robert E Bogino I like the Macon market but you have to know where to look. Surrounding areas of middle GA are great too, I just know this market.

@Robert Richardson @Allyson Edwards I bought 7 from 2009-2016 using the slowest old fashioned way ever. Work, save, buy and repeat. I took over 2 years off due to job change, etc. couldn't really do it at the time. All the while paying them down. I used my first rental as collateral for a LOC and purchased 1 a month in the past few months totally 10. I told myself I'd have 10 by 2020. If I knew then what I knew now, I could've gone full time. @Jaime Torres that’s a brief run through of my process.

@Andres A. I didn’t for these properties but definitely an option for the future. I’d like to get more familiar with the process and then move forward.
