This seems like a slippery slope. Im not sure where a business owners personal views would cause for litigation towards his business. Many people don't like the personal views held by Chik-fil-a CEO but there is no legal action anybody can take. (Edit: I understand anybody can sue for any reason but Im talking about having an actual case). As a property owner Trump could very well turn the tables and say regardless of his personal views he still rents to those who are Muslim therefore showing no ill intention toward them. Now if he raised their rent or deposit because of their religion then he could be in trouble. Good question though, I hope this thread stays on topic.

Hi All, I recently declined a reference that I think was Spam within BP. Now it won't clear from the list in my profile. Its shows No pending references yet the header still shows "1" pending. Does anybody know how to clear this out?

Post: Should i drop out of college to be a real estate investor

I dropped out of college when I was younger. I did pretty good on my own, landed a good gig in tech even without a degree since I had a portfolio of work I could show. After about 5 years in IT I went back to school and completed my BS, my career took off after that.

It's not about the degree... college teaches you how to learn, how to apply yourself, how to do things that you don't want to do but you do them anyways to best of your ability. If you quit now after having just started what makes you think you won't quit real estate investing after you get started there either? Finish college to show yourself and the people who you will work with in the future that you can start something and finish it.

And do I have to say it... the GIRLS! c'mon man! lol

@Charmaine M. Congrats on your first deal! Im not an expert to evaluate your #'s since I'm a still newbie and don't know your market but I can relate to the feeling of finally closing on your first property. Enjoy the ride!

Hi Eric, thanks for the bump on the thread, I forgot to post an update. After I first posted this I met with Rick Dunham, he's the founder. I got a good impression from the meeting. He noted that he invests in RE as well so that was good.

Im not sure if he is a strategy planner although he did say if I wanted to bring him the properties I was interested in he would run the numbers for me to decide if it was a good deal or not. Thankfully I have BP to help with that so I can run the numbers on my own and so far for two properties I have purchased this year they have been good deals.

Our 30 min scheduled meeting last 1 hour since we were talking so much about property, LLCs, taxes, family, crossfit, good chat. I'll use them in 2016.

Thanks.

Post: Impossible to invest while working FT?

Hi Daniel, I work FT and manage 2 SFR about 150 miles from where I live. It can be done. Even with limited time you'll surprise yourself where you find an extra 10 mins here or there to get things done. Im doing BRRR theory (Buy, rehab, refi, rent, repeat) and it's been a great learning experience so far. Although I'm a little bit handy and could do some of the work on weekends my plan is to be a Businessman not a Handyman (heard that on a BP podcast and liked it so Im stealing it!) so I am contracting all work and will roll that into the refi. A real estate agent friend of mine used to say "anybody can do anything if given the proper motivation". Good luck.

Post: Nov 7th Meetup and BBQ Bash in Kingsburg

Hi All,

As Jay Orlauski is finalizing the Fresno meetup I thought if anybody wanted to get together for a more informal hangout/bbq/meetup at a SFR I recently purchased in Kingsburg then let me know so I can get a headcount.

The house is empty, no tenant yet, bathroom works, lots of parking and has a really nice backyard patio. Im game for hosting a bbq before the next tenant moves in so some folks can hang out on Saturday afternoon if they like. 1pm-ish.

PM me directly and I will send you the address. BYOB and BYOChair too, amenities are limited haha. I'll provide the meat (thinking pulled pork or ribs) so bring a side or a six pack or both, this is about as informal as it gets. But hanging out and meeting new people is always a good time. Hasta!

I don't want to hijack this thread but I just closed on a SFR on 1/2 acre in Kingsburg that will not have a renter until Dec 1. I'm open for hosting a totally informal BBQ at the house, BYOB and BYO chair too. I'll cook the meat, price of entry is bringing a side dish. Only date I can do is Sat, Nov 7th though. We could meet and discuss this more long term meet up that Jay is proposing.

Post: Tennant Wants to Move in During House Rehab

Thanks for the insight everybody! This is why I love this place. Technically the house will be 100% liveable when she moves in. The only time she will have be out is during the tenting for termites which she noted she will stay at her moms house. Im trying to get that done in the next few weeks so hopefully it will be a non issue.

The other work that I'm having done is all improvement related, no "construction" type of work. For example the inspector noted that water flow in the bathroom was a little low, I'll have to have that looked at. The house is mostly converted to current grounded wiring but there is still some knob and tube. I want to have ZERO knob and tube. The roof needs some work around the vents where its covered with tape, gotta get that done up right. I'm looking at the rehab as mostly minor inconveniences but still enough that I need to stay in contact with the renter.

Good ideas here though, got me thinkin!
