Hello BP,

I am looking to hang my new RE license with a broker in SC.  I am looking for some great brokers you have worked with that also invest.   I am a part time agent and want to  learn to work retail as well as with investors. Who do you know?

Hello, You will need to know a little more about the area, rents have a wide range there.  If it's one of the older buildings you would be looking at 900-1100 at the top.  The new buildings near the water will go for 13-1500.  I will check out some sold comps for you but if I had to guess cap rates in that area are pretty low.   I have just shot you my email and cell.

I am an investor and agent in the South. We currently buy in Atlanta/North Florida and Columbia SC the same price point.  I would say as long as you have a good team in place you can call upon, go for it.  I am an agent but I also have an agent in all three markets we work with to source deals. How may years has the line crossed the land?  You could talk to a lawyer but it seems you should be able to get a implied easement or by necessity.  How do you get onto the land?  Is there an easement there?

I work in the DMS software business servicing car dealerships. I also used to sell and finance cars. Couple questions I have. 1. Do you have established business Credit in the LLC name? because if not you will still have to be the personal guarantor on the loan. 2. Are you looking form some special deductions by placing it in the LLC? If you use the vehicle for business and personal. The IRS will require you to keep pretty strict records on mileage, Personal VS Business. You may also want to keep all tax/Maintenance records for your tax guy. If you do not have the established business credit profile to have the business finance the vehicle alone. I would work on this while continuing to drive your current vehicle and deducting the allowable expenses on taxes.
