Right,

Yeah, my question was referring to estimating repair costs. I understand how to check comparables to determine the sale price. Sorry about the confusing wording.

I would like to get some experience analyzing some potential flips. My problem is, I'm not sure how best to calculate the ARV. How do you narrow down the list of potential deals without physically seeing what needs to be fixed in each home?

Hey everyone!

I would like to get some wisdom from some of the veterans out there regarding building successful REI partnerships. General tips, ideas on division of labour, handling legal and accounting issues, personal success stories / problem stories, that kind of thing.

I've recently started a partnership with a fellow investor. He has a few rentals under his belt and I have just bought my first. Our general plan is to begin doing flips locally to get the cash flowing to fund more buy and hold investments down the road.

Thanks in advance,

Jay

Thanks Larry. I never considered helping investors in exchange for mentoring. What a brilliant idea!

I'm currently reading all I can on the topic of real estate investing in general. I have at least a few months before I have my start-up capital in my hands. I'm very interested in using this money as a starting point to becoming a full time real estate investor. What actions should be taken in the interim to best prepare myself to make my first deal? Thanks for any input.

Yeah, I've been pouring over everything I can get my hands on too. I have a copy of How to Win Friends and Influence People in the mail right now, I can't wait to read it. Thanks for the ideas guys!

So I bet this question gets asked quite often. What are some books that have helped you become a better real estate investor? I'm not necessarily referring to strictly real estate related books. Anything that you guys have found to be a benefit to your business life is what I want to hear about. Thanks!

Post: Urban vs rural investing, with land vs without

Thanks for the reply John. I should maybe have made this a multiple post question hey, lol? Definitely sound advise on investing in your own backyard, that's certainly my plan. I will be sticking to Calgary or the surrounding area for the foreseeable future. To clarify, what I meant by my city vs. rural was that there are 6 or 7 mobile home parks within the city itself and there seem to be a number of mobiles for sale on acreages/private land surrounding the city. I was wondering if perhaps one way is better for investing than the other. I'm sure that buying in an established, urban park is the typical way to go, however there seems to be some good private deals out there too. Thanks.
