We personally have them in our home but only used the older ovens with traditional eyes in out units. Glass just seems too easy to scratch or break.

Rent prices are certainly up but those $150K houses are not renting for $1500 a month. I’m renting them for around $1200 a month. The numbers say to sell out and invest elsewhere. I am probably foolish for choosing to hold but that’s what we are doing.

There is no way in the world this would be my first deal. If you are anything like me, you will make plenty of mistakes and learn many priceless lessons on your first deal. These lesson sound very costly. Run.

First thing that hit me here is that cars are not investments. You chose 2 new cars over more property. Sell them even if its a short term loss. I am not opposed to new but its always an expense (never an investment or asset) and it should never keep you from investing. I just bought one myself. However, i drove clunkers and lived well below my means for years to make sure I could make moves when it counted.

We strictly enforce this as a prequalifications. You aren’t doing yourself or the tenant any favors by moving them into a place they will later determine they cant afford. The only exception we make is if the tenant has significant funds in savings to pay or offset the cost of rent.

@Jeffrey Dylan Levy. I am happy with quickbooks online. It is a bit pricy but well worth it. There are some books out that recommend how to setup you chart of account and to treat your properties as customers which I would strongly recommend. Just google quickbooks for rental properties.

Best advice I have is don’t do it! We have moved to mostly LVP (vinyl plank) and have torn out most of our laminate at this point. I still prefer porcelain tile in the baths/shower areas but lvp everywhere else!

One of the guy on the podcast summed it up best by sayin Investing (buy and hold) in real estate is like being bipolar. Some real highs and some real lows....not much in between. I bet 99% of the offers we make are failures. The majority of the deals we have closed aren’t what I would consider great. Sure, I wish I was a better at this all the time! I’ve been doing this for years and years and I hear about guys right out of the gate crushing it harder than I am. You don’t have to be great at this but you must be persistent. Learn to see the beauty in the failures that bring you one step closer to that home run!
