Depends if you are doing an inspection, not really hidden but may not be on your mind. Brokers may also have hidden fees that will come up after the offer is accepted that are usually due at closing. You will know these costs before closing, but may not always know them when writing the offer.

Make inspection for your knowledge only if a SFR, this one works great in residential. Also always always always call the listing agent or the seller and find out everything you can. Closing date, inspection timelines, non refundable earnest money, etc... are all good ways to strengthen your offer as well. I've also seen people use a clause stating something like "will pay "x%" above max offer with a cap of "x" amount" which can give you a better shot if you were competing strictly on price but don't want to have to go above and beyond your range. Be sure to ask for proof of the other offer to protect your buyer when using that type of clause though.

Hi Ryan,

It's never too soon to start learning. I started in property management at 19 and got my real estate license at 22 after working in a real estate office for 6 months, and I always wish I had started sooner. There's a ton of stuff that you will never be able to learn from books and articles so get started as soon as you can.  As for whether or not to go into residential, just know that real estate is a service business, people are free to buy and sell property on their own, so you simply need to get good at what you do and show people you have value. If you can do that you will minimize the risk of being phased out.
