My honest opinion has always been that rentals should be passive income, and that property managers are well worth the money they charge but I understand the idea of saving money by self managing. If your long term goal isn't to self manage everything, there's no need to spend all your time and energy learning all the laws, regulations, etc that property managers need to know. Whether you house hack or invest out of state should all come down to the numbers. If you're going to invest out of state, interview multiple property managers and get referrals from their clients. Most will charge around 10% or a placement fee and then a lower monthly fee to manage. The better ones will also schedule maintenance and make the whole process run smoothly. Run the numbers on your criteria and see what makes the most sense. It's also a good idea to compare appreciation rates and population growth, etc. of each market to help mitigate risk, as some markets have good "deals" because of market decline.

Most properties are duplexes, there is also a triplex, and a fourplex and one larger unit that I will have more on this week. I am also currently working on a SFR portfolio of 13 homes. @Jacob Breazile I would write a due diligence period into the initial offer to allow you to do multiple inspections and give you more breathing room. This will also allow you to check on everything from past financials, to zoning changes, liens, etc which doesn't always get caught in multi-family properties like it does in single family. A lot of this can be done by your agent or yourself digging into public records, which doesn't cost you anything and offers a lot of extra protection by allowing you to walk away during that period if you find something.

Adel SFR near the bike trail. Has a third non conforming bedroom in the basement. Last rented for $700 per month but should have been higher based on similar homes renting in the area. Would make a good rental again and has potential to be a good flip. Home sits on a double lot. Owner is an HVAC tech so all large appliances are well maintained.
