Granite counters will run you 45-65/sq ft on RI. The range is for selected bevel options and selected stone. Big box stores can be a great options with lower end prices as they provide a great guarantee. I have gotten 10 year warranties in the past.

@Brandon Ingegneri, Application due diligence is a must. Our experience has been based around application fees and background checks.  It sounds like our current process would have to change for areas like this.  I will reach out via PM as I would like have options for property management and local knowledge of neighborhoods should we enter this space.  Thank you, this has been very helpful.

Wondering if anyone has any insight into the rental market in Woonsocket, RI. Any considerations for having buy and holds there?

@Neil Goradia Thank you for sharing.  I will look into these areas.    I'm looking to buy and hold.  Because I'm investing from a distance, large renovations might be challenging.  

@Anjesh Dubey Did you ever get a response regarding your 1% target?  Is that still possible in Indiana? 

Can anyone shed light on the market in the Indianapolis area?  What areas seem to be growing/more desirable, but still bringing cash flow?  What is the monthly cash flow that folks are seeing on a single family or duplex in this market?  My local market has a very poor price/rent ratio and I'm considering other markets that have a better price/rent ratio.  Thanks!
