No deal. Unfortunately the owner of the property has dementia and could not recall we had ever met or spoken. He ended up selling to a significantly lower bidder.


Maybe I dodged a bullet but in analyzing everything for the area it looked like a home run. Oh well, off to the next one!

I'm a long-term buy and hold guy. I bought a triplex about three years ago which was one of the smartest moves I have ever made. It was almost a turn-key and has increased in value significantly (thank you path of progress). I am looking to buy more deals going that direction until I supersede my W2 income by approx 2X.

Out of dumb luck/keeping my nose to the grind a 3bd 1bth (off market) fell into my lap I am looking at today. It has fire damage but structurally sound, and electrical damage from said fire. Seller will will carry the note, no interest, and is asking half the price of other homes in the area. Location is Oregon Portland-Metro. I am floored by all of this, what are the biggest pitfalls I need to keep my rose-tinted lenses open to seeing?

@Frank Patalano a job that used to be 40-50 hours per week slowly building itself up to 100+ in hard weeks and 60 on slower weeks on a salaried position.

I’ve bought one small multi before work cranked up this many hours but haven’t moved forward in the field for three years now. It has cost me a spouse, forward motion, and trying its best to remove any remaining self-respect. I know what I eventually need to do but I don’t know how to do it.

Good afternoon all! This site has been amazing regarding information and getting forward motion in RE investing. I bought my first property (triplex) 15 months ago in part because of it. It cash-flows and makes me happy.

I hate to make my first actual post on here a cry for help but here it is.

I let myself get too busy with my full time (and then some) job and did not take care of my business. I have not filed my 2016 taxes and am dreading filing for 2017. It is becoming all the more problem now as my wife needs to file her student aid information in January and cannot until I have this done. I know this is 100% on me for not being proactive.

What I am trying to find is a CPA or tax advisor, or recommendation for, that I can hire and/or assist in any way to get my 2016 taxes filed. Ideally they are an investor as well that know the ins and outs of that business and Oregon tax law. I am realizing this is a part of the business I will need to partner with and hire out for the long-term.

Any help or suggestions would be GREATLY appreciated.
