I appreciate the input. That was my exact thought process. I just need to see if it’s even possible. They have the “home” loan that can paid over 5yrs. And the regular loan that only goes for 1yrs. I’m not sure if I can pas s this off as a 5yr loan.

I Just seen you have a podcast. I’ll have to check it out. We just bought our 3rd house and looking for the next. But we’re in California so finding investment properties is ima little tougher. Look forward to hearing what your podcast has. Thanks again.

I made the mistake of financing a timeshare with a 10yr 15% loan. It's about 15k. I have about 80k in my Thrift Saving Plan(TSP) which is my military investing account. I'm invested in two funds. One has made 15.9% in the past year and 21.26% in the past 3 years. The other has made 25% in the past year and 30% in the past 3 years. The question is, is it worth borrowing from it to pay this 15k? The prepayment has a 1.2% interest on it. But it all goes back to me. The only thing I would be at risk of is the opportunity costs. There's been huge growth in these so I'm worried it wouldn't be worth losing out on that. One matches the performance of the S&P 500. The other follows the the compilation of the US stocks NOT in the S&P 500.

I added 2 properties this past year giving me 3 properties in total. So i thought it might be time to use a CPA for my taxes instead of the normal H&R Block rep I usually do. Is it recommended to get a CPA? And does anyone have any recommendations in the Sacramento area?

I made a mistake in trying to help someone out. Now I need to clean it up.

I’m in the Army and purchased a house, came down on orders to move 6 months later. Had just started renovations and was on the clock to finish so we could get it rented out. Found someone interested in the place even though it was still in Reno mode. Kitchen master bath and floors being redone. They signed a 1 year lease as is and understood the work would continue for a little bit as they moved in. 3 weeks into the lease I get a call from the tenant asking to put in a 30 day notice due to the work. I only let them in before it was complete to get them into a place since they were in immediate need.

Question is, is this grounds to retain their deposit? Now I have to find a new tenant while still trying to finish the work with someone in the place. I know, rookie mistake. Lesson learned.

I appreciate the response. Those are all concerns I had as well. The question was, would it be an acceptable reason for eviction? I would imagine they couldn’t just accept this liability on my behalf. But wasn’t too sure it was eviction worthy.

Is this all of Sac County? What about the City of Elk Grove? Is eviction allowed if the tenant is found to be running a child care business out of the house without previous notification or permission?

I appreciate the response. This question is with the idea of vetting potential tenants. One that inquired about the house mentioned that they wanted to know if they could run a day care from it. I figured there may be some liability with them doing this.

Can anyone think of or let me know if there are any liabilities I should be concerned with when a renter wants to run a daycare from our property? If any, what all can I do or require to mitigate any risk.

Has anyone used the Navy Federal Military Choice Loan? It claims to be geared towards service member that have exhausted their VA loan benefit. Has zero down, zero PMI, and offers fixed rates. The interest rates seem to be higher, but as someone that has used their VA Loan benefit, I am considering Trying this loan. Any info or experience would be appreciated. Thank you.
