In July 2019 my tenant requested to be allowed a dog in my condo. The condo board denied the request as did I. Now on 10/29/19 I have received notice from condo board of several complaints about the dog my tenant has living in my condo. The dog is over the allowed size and apparently has not been the best of tenant. I have notified my tenant of the situation and asked them to remove the dog or move out. My tenant has now presented me with an ESA letter which he received on 10/1/19 stating he requires emotional support animal. Despite the fact that my tenant is constantly late in rent amongst other things what can I do about the dog? I mostly just want my tenant out at this point. Thanks

I am working a deal. I have pre approval from HML and. all am wondering do I then submit my offer as a cash offer or should it be submitted as a financed offer? What contingencies should be placed on contract other than inspection time frame?
I had a thicker glue down in a house in TX that had 10” of flooding from hurricane Harvey. It was the only floor in the house that did not need to be replaced and had no moisture underneath. Not a single buckle or anything. Just squeegeed it and cleaned it thoroughly. May not be typical but seems to be a great product.
I may be wrong but typically there is a cap on home values that are eligible for fha loans. $425K seems high but I don't know the area. You may want to check with your bank to see what they say.

I have no intention of misleading anyone. I would be upfront and tell the seller I am an investor and have no intention of living in the home. I don't have the cash to buy the property and close. So does that mean I should just walk away from a potential deal where everyone can benefit? Isn't an entry point to REI Wholesaling? I am new to this so I am seeking advice. I have a seller with a property. I have potentially two buyers that look for these properties to hold and lease. How would you suggest I go about putting the two together without just giving the deal away without making anything? I'm looking to raise my own capital and Wholesaling seems like the best avenue right now.

I am new to Wholesaling and I think I have found a good deal. It meets the criteria for two potential cash buyers that would hold as a rental. I have a few questions. 1. What is the best form of Florida "as is" contract to use to get property under contract? 2. What contingencies or outs do I have if neither of my buyers move forward with my assignment contract? I don't want to own the property. 3. Is it typical that after the inspection period I could just walk away from contract and still recover my earnest money? Thanks for the help! Jason
