If the uneven spot is a concrete slab/pad then you can probably hire a handyman to grind the high side down to make it even. 

It's near St. John's Towncenter. That's exactly the type of worker I'm looking for. I think a handyman level practitioner would be able to do this job, if they have the skillset. I just need help finding somone.

Hey Jax folks, does anyone have a connection for minor driveway repair? I have a driveway that has a "tripping hazard" per the HOA. The pad is uneven with the adjacent one. Looking for a reliable reference. Thanks in advance.

@Liz C. Hmm, I agree 7% is low since that doesn't include capex and the headaches/stress of being a landlord.  If you have a good property management crew, that mitigates a lot of that though.

But...I've been considering other investments like peer street or realty mogul or realty shares.  Have you thought about some of these other alternatives?

You can get 9%-10% with none of the stress and headache.

Of course, you don't get depreciation benefits and other tax benefits or appreciation, but is that enough?

I'm in the same boat as you and looking at where I can deploy my funds effectively.

Maybe we missed the boat this cycle for ownership in a buy and hold.

@Jacqueline Coombs, loved your post.  

I believe the spirit of BP is for networking and helping like minded people succeed in REI.

It's not a place for bragging about how well you do, then refusing to help others because you can't get anything from them.

We were all beginners once and had to learn somewhere, somehow.

There are takers in this world, but you can usually weed them out pretty early.

Hey, just wanted to add my own situation here.  We Californians have a huge barrier to entry, but if you can get in, it seems like you could appreciate nicely.  But it's a gamble, right?

I'd love to buy for cash flow as a buy and hold investment, but I don't know where.  I've looked at Jacksonville, FL since I lived there and have a place there, but it's far. I've looked in Texas but the taxes and insurance are high.  I looked at Vegas and prices don't seem conducive to cash flow right now.  

So, those are all options, and I'm open to other markets too, I just don't know them as well.  

You get a whole lot of noise, listening to podcasts and reading BP. Sometimes it's hard to separate the wheat from the chaff...

You can get lost in all the research and try to make the "best" decision, but I think in the end, you just have to jump in and go for it. 

I need to practice what I'm preaching...

Thanks for the replies guys...I called Dedge's and they were booked...

I used Knowell's and they charged me $113 to come out and rekey 2 locks...not crazy expensive, but certainly not cheap.

But they showed up and did the work so that's something.
