So far I can't find any address or telephone for the daughter. There is nothing on the probate court search for any of the listed relatives in the obituary.

I called the tax assessor and they confirmed the owner is still listed as the deceased couple. I was told to call back tomorrow to speak with the tax collector. I did find something showing past taxes owed dated 2013.

I will do some more research on this one if I can't find any contact info via public records I may pay for one of those people finder searches.

Letter prepared to go to deceased address and will mail after i speak or go to tax collector's office.

FYI: when I searched the property there was no deed recorded in the database and the person I did get on the phone at the assessor's office said she did not have a deed???

Hi All

I was researching a property that is vacant and found that the owners are both deceased. One in 2013 and the other just last month (Feb 2014).

How can I find out who has taken control of the estate or house? They did not live in the property as I said it's vacant and needs rehab.

I found the obituary saying they had a daughter in Texas and siblings in the local area. Being these owners were 70+ years old I am assuming that the property may have been left to the daughter.

Should I send a letter to the address on file with the town assessor's office? (Which is the deceased owners) Do I send a letter to the daughter? OR do I send a letter to both?

Thanks in advance.

Additional: Their address on file with assessor is a town housing authority apartment building so since he passed away while in Texas with his daughter I am assuming he completly moved out of the apartment and down to Texas.

Hello BP:

New guy here working numbers and information on a few things but have one I found today that I could use some advice on.

Property Info:

2Bed/1B

927sqft (it looks a lot bigger in pictures and drive by??)

garage

.26 acre

2014 tax assessment = $154,000

Close to two major highways (actually land abuts major highway)

Zillow Zestimate: $154,000 (which is exact with tax assessment)

*******************.com: $227,576

appraisal.com: $200,352 - $271,064

Properties on that same road and next street over are all showing in the high $300,000 values (according to the web) ranging in size.

I don't have MLS access as of yet so that's why all the numbers from the web.

Looks like they listed thee property 8/2013 and removed listing 1/2014 asking $130,000

It does have photos listed on the above sites and shows a flooded basement and the potential for updating. I would guess on the high side of $30,000

It is vacant and the owners are in town.They purchased this property via tax lien/sale/foreclosure for about $5000 (<---yup that's right)

I would like to get in touch with them for more info on what their plans are but since they did list it I believe they are looking to sell. Not sure if they are "motivated" or not though.

If I go with the $130,000 they were asking here is what i think.

130,000
x .70
= 91,000
- 30,000 in repairs
= 61,000 - offer

OR would you go lower since they only paid $5000 in 2011 I would be wholesaling or assigning it so there may be a fee in there somewhere as well. I believe this to be a desirable Central MA location.

????

Any advice would be great!!

then, hey, if they don't get a written approval then that's my out.

Also, I put a liquidated damages clause in contracts as well, with EMD no more than 100 bucks.

How would the "partner" contingency hold up in court? Just curious if a judge would say ask why are you entering contracts without partner approval anyway?

I have heard that brought up a couple times on BP and I think in a podcast.

Hello Everyone:

Newbie here looking for a little feedback on the Route 2 Littleton to Greenfield area. I have been researching some properties and reading and learning as much as possible here on BP and beyond.

Not sure what the market is like in the littleton/Ayer/Shirley & Gardner/Orange/Greenfield areas. Is anyone finding deals or buying out this way or should I concentrate on another area?

I am still learning and have no deals under my belt as of yet so I would need some hand holding on contracts, assignments and referral/finders fees and etc.

Any info would be appreciated.
