I know you already mentioned social media and hashtags, but a good way to make your posts more targeted is to share within specific real estate groups on Facebook. There's a group for everything so you'll be able to instantly find a captive audience for your content.

Totally agree with you on this!

I haven't heard of Listr but there are plenty of other free resources online (BiggerPockets, YouTube, blogs, podcasts, etc.) that will cover everything you need to know about being a short-term rental property manager. 

There are also lots of apps/software that are super user-friendly and will allow you to easily manage your properties.

I agree with the above comments. As far as your tenants are aware, they have paid their rent on time. They are not responsible for the bank's processing times!

Did he offer any explanation as to why he does not want to use it?

There are lots of good options out there! What's your priority in terms of features? Some of them specialize in rental property accounting, for example.

There is property management software that specializes in rental property accounting (but also has online rent capabilities too), so you won't have to pay for two separate programs. Another option is to use one that has Xero integration.

Once you've narrowed your selection down (based on the features you want to prioritize), I'd recommend taking advantage of free trials and introductory plans so you can find the one that suits you. Regarding which one to use, there are lots of similar threads on these forums so that could be a good place to find out a bit more!

Guesty is another popular option.

Everyone seems to comment on how comfortable the beds/pillows are, so it's a good idea to have a range of different pillows that guests can choose from.

There are property management apps that have expense tracking and smart receipt scanning features. You can then create an expense report by category that you can save/share.
