John Kunick . Thank you for taking he time to reply. We are moving back to Oklahoma in June 2018. I'm going to get my Real Estate license. Our goal is to Purchase a Duplex to house hack. Then spend a year saving and start investing. I would like invest close to where we live. So I'm trying to determine the best market. I think we would be happier in the Tulsa area. I wanted to get as may opinions as I could. Five year goal is to own five to ten properties. Thank you again for your input. Jasen

@Jeff Filali Thank you for your input. It's a difficult decision. We would like to be closer to the family in Tulsa but we want to do whatever will help us achieve our goals the quickest. I'm sure we could live in the Tulsa area and still invest in both markets. Would you advise against investing in both markets for a newbie??

In you opinion which is the best market to invest in and why? OKC or Tulsa? We are moving in June 2018. We are trying to decide between Oklahoma city or Tulsa, We have family in both areas. My gut is telling me that OKC has more to offer as far as investing in Real Estate. Please give me you feedback. Also what are the key points to look for when choosing a market?

@Zach Sikes Thank you for the advice. I did look at orec.ok.gov. last night. It appears I need to take an online class or get a study guide. Then take the test as soon as I arrive in Oklahoma. Is there a online course you can refer me to? Is this the approach you would take if you were in my shoes? I am new to Real Estate. I have been in the Automotive industry for fifteen years. I have been a manager for Eight years. I'm looking to change gears and get into Real Estate and Real Estate investing. I'm 42 years old. I'm not looking to mess around and waste any ones time. As soon as I arrive in Oklahoma I looking to make things happen. until then I'm trying to get as educated as I can.

I am moving back to Oklahoma in June 2018. I want to get my Real Estate license in Oklahoma. Is there anything I can do while I'm out of state to prepare? I was thinking I could get my license while in still in Washington but a Washington state license isn't accepted in Oklahoma from what I can see. If advice is greatly appreciated.

Dan for example if I was to transfer my 401k into a checkbook-control IRA would I be able to then put that money down on a duplex? and if was able to do that then would i be penalized if i was to sell that property after 5 years lets say?

When I quit my job I'm going to cash out my 401k. Is there anyway that I can avoid the penalties if I am going to invest it into an investment property? what percentage is the norm when cashing in your 401k?

Thank you everyone for your advice. I think I will try to sale it. If I can't break out of it . Then I think lease option is the next best thing. Thank you again. I really enjoying Bigger Pockets and the wealth of information and help on here. You guys are great. Jasen
