I think that it is a great idea. Your message needs to be one of value to them otherwise the just don't care. Figure out how you might be able to send them business. For example mention that you work with a lot of sellers headed to foreclosure and their best option may be bankruptcy and you can refer them business. Offer to take them out to lunch etc. Anything of value to them otherwise they are just too busy to care. Hope this helps. I think there are courses or packages that have a systems for doing this for a reasonable price. I have been contemplating getting it but haven't. I have been sending letters to estate and probate attorneys, but haven't gotten much response, yet, but it will come with consistency.

Ryan,

I think you are being a little to cautious and careful. I think all highly successful people will tell you to take action and then correct. There is very little legally you need to be concerned with with the wholesaling technique. Most of the sellers you are going to work with don't even have a lawyer. Also you will want to make small deposits and make your contract such that the only remedy in the case of default by you is your small deposit. Get out there and take action!

So you are saying many leads, but little conversion? Have you actually tracked and kept the numbers versus other marketing you are doing?

I think the signs will depend a little on your market. I have heard of others having success with these kinds of signs and I think because it is low cost worth testing. Would be interested to hear how you make out. I think the sign wording was a good start as well.

I would say the best thing you can do is build the biggest list you can and just shop every deal you have to all of them.

Handwritten signs seems to get more of a response, I haven't done extensive testing, but that just seems to be my results. I know of other "gurus" who say the same thing, which might/might not mean much. I think the difference is that people are less immune to handwritten because it feels less "commercial".

Well I have both a virtual assistant and an in person assistant that I could use depending how the manually would be done, but I would also be interested in the fee info so I can make an education decision as to the best and most cost effective approach.
