I just finished a flip in Tacoma which is on the market. Tacoma definitely changes block by block. the "hilltop" area is always a litter cheaper and once you cross division or sprague the prices shoot up. I am not too familiar however with south tacoma

congrats on the accepted offer! My advice is wait for closing and connect with as many contractors as you can. Get a good contractor it can save you lots of headaches! You did the hard part already which is finding the properties.

you say you have contact info from "sellers", who owns the house is all public record how do you know they are "sellers"?. Don't assume anything. You are on your second mailing which means you did not get a response from your first mailing. I would say get the houses under contract first everything else at this point is irrelevant. Getting the houses under contract is the hardest part. Don't take shortcuts. And again don't assume anything.

Also what poloticians are saying they are finding ways to take your IRA? I'm curious to know. That is one of the most reliable sources of savings one can have.

I am still new to this and and have a lot to learn but I learn more and more everyday. Key is to alway protect myself and get documents. Now I know what those are and what is needed.

there are 2 liens one for 1400 and one for 3500. 

my contractor is licensed bonded and insured I made sure of it. My mistake was not knowing of Lien waivers which is a mistake on my end but I guess I live and learn from it. All the work is completed I have already made final payments and house is getting ready for market so I guess I will just deal with it via escrow when it closes and make arrangements with my contractor

my question is how do i know those subs actually worked on my property? I received no notice via certified mail like @Manolo D. was saying. The subs never tried to reach out to me, which i wish they would have.

@Account Closed If it comes down to it i will pay, however if the Lien was not legally filed then i shouldn't have to pay

I have tried talking to subs and I'm hearing different stories from both sides. I am just wondering am I obligated to pay the lien if for some reason my contractor doesn't take care of it? Is there anyway I can fight this and say this has nothing to do with me? I find it hard to believe that someone can put a lien in my name on my property when there was no agreement or contact made between me and the subs they should go after contractor and his license

Hello I'd like some advice. I'm going through a situation on a house flip. My general contractor had some issues with subcontractors he has hired. They ended up filing mechanical Liens against him which has me as the "Grantor" since the work was done at my property. I've never dealt with anything like this before and the house is almost ready for the market. I'm getting a little worried. How should I proceed?
