@Aseel Yerunkar I don't know the market well (I just moved here and am exploring daily) however I'm willing to get into the convo with you, Melanie and Barbara about where you want to invest and launch an aggressive campaign in that area to find you deals! I'm working 85254 for a few investors (but that's more of a flip or scrape/build zip).

Maybe we setup lunch while you're in town?

@Jennifer Conti I don't have any unique spaces but I do manage a bunch of units and follow the industry very closely and I can tell you that one of the biggest growing, popular segments in Airbnb for awhile were treehouses and houseboats!

This leads me to believe that these unique spaces are highly sought after, and therefore you can ask higher than market and still maintain market occupancy or above.

Which makes sense, I mean think about it from your own perspective, as a traveler would you stay in a standard unit IF there was some really unique option available that has all the amenities you need and facilitates the number of people you're traveling with and is only a few hundred more? I know I wouldn't, it's a vacation, let's splurge a bit and have a cool experience!

Hire a designer to do it up super modern, while capturing the mountain lodge feel. Pay for pro photos. You'll make it up with the increased bookings and nightly rate, you'll kill it! (Let me make it known that I wouldn't recommend a designer for a standard unit, but if you've got some unique unit, it's worth the extra expense).

@Christina Colon I don't have STR experience in Scottsdale, I just moved here from Tucson a few months ago and all my units are there. I have however heard that the market here is strong for STR so I've been poking around.

There's a realtor on here @George Mevawala that just posted about that as his focus and providing investors double digit COC returns. Look at my profile under my recent activity, I commented on it. He would be a good place to start.

Not that this fits your strategy, but there's also a group that focuses on Luxury STR's (Lease options) and their main market is Scottsdale, so I know those properties do well here for sure (I'm talking 6+ bedroom multi-mil type of homes). Just a testimate to the strength of the market. Tons of that in the Paradise Valley area which is adjacent to Scottsdale, just FYI.

@Michael Baum We too use the costco hospitality towels and they've been great, but I had never heard of bluing liquid. But now thanks to you I'm a "Wikipro" on the subject, I'll give it a shot, thanks for the great tip!

@Christina Colon if Florida is like Arizona, this person/people will be realtors as it's required by the state in order to be a property manager. However, you're going to want to search "vacation rental manager [your desires city]" to find a team that deals exclusively in STR

@Paul Sandhu neither of those places are near Florida where her family is. And I don't think you can get foreclosed homes in those markets for anywhere near as cheap as yours.

"Hades" ;) has a very unique set of variables that make for awesome opportunity, I don't know if that can be recreated elsewhere as easily.

Worth a thought though, I would be curious to hear if anyone in those markets are using the "Sandhu" method!

@Christina Colon as I'm assuming you're going to be using a STR property manager (highly recommend it long distance) I would start there.

This person will know the neighborhoods in detail and know where the best cash flow comes from too. They should have no problem helping you find a place, providing you great local resources to get it furnished quickly and affordably and get you up and running in no time!

If they're a good manager they're going to be your best asset here; find that person and leverage them. They'll have all the answers you're looking for.
