Do you have a favorite content creator for Big Opportunity investing?
I've probably saved/earned 200,000 directly because of youtube.

@Paul Moore Thanks for commenting. I'll listen to your podcast. I am impressed - you're an American Success Story. Gritty.

Perhaps it takes some us a few years of stress/heartache/etc... to learn that 25K is such pocket change compared to the potential returns. (not to mention reduction in stress)  pulling yourself up by your bootstraps has been my theme.. but after a certain point, working the room at the country club seems more appealing. 

Thanks again for the comment. On my journey little comments/insights sometimes have BIG consequences.

@Sebastian Marroquin Thanks. great advice. You bring up a great point - about stepping back and really looking at my life holistically.  I focus on 1 thing, and that one thing always seems to be the easiest scorekeeping goals- money or weight loss.

Enjoying LIFE should BE the GOAL! (great point) - I worked my *** off for so long that it's a skill I'm learning to slow down and smell the roses. haha.

100% enjoying life includes learning, and to look behind the curtain a little bit and understand how some of these exotic real estate transactions are conducted  (exchanging property, accelerated depreciation on commercial buildings, 1031/financing until you die, subdividing, bank financing on the business cash flow, etc.. etc.. etc..)  I want to pay for the luxury of understanding  (generally) the various world of "accredited investor" type opportunities and then go back to monday night football.

@Michael Plante  about 5 yrs ago, I got a quote from the RichDad/PoorDad group (out of Arizona) who had a monthly Q&A call around "Land Development"  something like $1500 for the year.  I'll look into that again.

I'm sensing that creating a virtual/online mastermind group is the best option for me to look into.

Out of Rat Race.  I don't NEED to do anything else but I WANT to intelligently pursue BIG OPPORTUNITY cards

It seems intelligent to find someone I can pay $$ to help me think correctly about these opportunities.  A BIG opportunity coach/mentor.


I don't believe perfect exists - but has anyone paid a mentor to help them think through opportunities?  perhaps even a mastermind group?

Building Homes on existing lots and Lending to buyers @ 10%

Land Development (subdividing, approvals)

Converting single family into triplex units and selling 1031

I'd partner with a pre-fab home builder and build duplexes (SFR with ADU) as fast as possible on vacant single family lots all throughout southern california and rent for $1500-$2500/month

In 3-5 years, sell part or entire portfolio like an apartment building to 1031 investors looking for a 5% Cap rate

another idea, might be to build bomb-proof motels to house homeless ( something like motel 666) and undercut the homeless industrial complex currently charging taxpayers 500-700K a unit.

I think real estate is ALL about partnership -- Partnering with Agents, Renters, Banks, Handymen, GC,etc.. 

The only way someone partners... if they selfishly get something out of it. 

Those with money, partner with someone to take away hassles.

Those without money, takeaway hassles in exchange for learning,etc.. 

I'm in yucca everyday doing this or that if you ever wanted to chat more.  Love talking real estate from an investing standpoint.

Another thing to think about is the high relative cost of taxes to the land. didn't used to be that way.. but county governments, water districts  have found out ways to add FEES to the land.     I pay something like 1,000 a year for every 30,000 in land I own currently in yucca valley, joshua tree.  used to be about $300 a year.
