Investing with Partners - How to find them, what to look out for

Hi!  I am new to this community and investing in property in general so any information/advice would be great!

I am looking to purchase property for str (or potentially longterm renting) in Yucca Valley, CA or surrounding areas.  But I was thinking it might be wise to invest with a partner so I don't have all my eggs in one basket and can potentially invest in other properties.  I realize investing with others may come with some liability, so I'm curious what to watch out for.  And I'm wondering if you have any advice in this arena, what your own experience was and where you found your partners?
