Refund their money and drive on. This isn't worth fighting about. Find another tenant who is more solid and never look back.

Good investments - residential or commercial are found, almost exclusively, off market. CoStar & LoopNet rarely have anything worth talking about. It's typically picked over properties with unrealistic sellers and unseasoned agents.

Defining EXACTLY what you are looking for would be helpful as larger apartment complexes and business properties covers a lot of territory. How big of an apartment are you looking for? A/B/C?

  @Vrushal Dongre I have found that the suburbs of Houston, San Antonio and Dallas/Fort Worth are easier to cash flow than Austin. The rent/price ratio is more favorable in these markets. I also like San Marcos, Huntsville, Temple/Belton, Waco and just last week became interested in Laredo. Our best cash flow is happening on 3/2 homes purchased at or below $125K. In the current market it's difficult to purchase anything (except absolute garbage) in that price range now. Even closer in, like Round Rock's Teravista neighborhood where the prices are double that amount, the rents are not keeping up with prices.

On top of that the taxes are going through the roof. The idiots at the county think they have done us a favor by reducing the overall tax rate a few mil then the appraisal district jacks up the values. So the net effect is a tax increase.

I like the other metros because you can still buy decent properties at or near that $125K target and get a decent rental amount.

Although, from and investment standpoint, ATX is overpriced right now, I'd still rather LIVE here than any of the other areas mentioned. In reality, a lot of other people also fell this way, so prices continue to climb.

Hey @Marco Garza you may NOT want to make Laredo such a big deal on BP. From what I saw, it's a great place to live and the growth happening there is amazing. Perhaps it should be your secret. Just tell everyone that San Antonio and Austin are the places to be so they can keep fighting it out for homes that don't cash-flow and see very little appreciation.

Laredo has everything a great community for investment needs: jobs, development, infrastructure and an influx of capital coming in from the manufacturing and shipping industries.

Don't tell a soul about your secret gold mine.

Yesterday, I had the opportunity to drive I-35 all the way down to the border at Laredo and was blown away by the ongoing growth. It really adds perspective to our market when you see the massive amount of new construction, both residential and commercial. Seeing what has been built in just the past 5-10 years is amazing. It's no wonder that everyone wants to come here.

The reason you likely haven't received any responses to your post is because the activities of a "non-licensed assistant" must be VERY closely regulated by the licensed member under which you would get MLS access. If you are actively generating leads, this will conflict with the duty and responsibilities of the license holder. Sounds like you need to invest the time and get a license for what you are doing.

There are benefits to NOT having a license so don't get one if you don't absolutely have to. Perhaps you can find a new licensee who has access that will partner with you creating a win/win for both.

I have had much success with Texas Land Surveying. One of their guys saved me on a deal last year where he found a defect in the recorded deed that had to be corrected before closing. It's awesome to find professionals who pay this much attention to detail. PM me if you'd like Nicole's number.

ATX is an awesome place to live and the rest of the world seems to be quickly finding that out. Let me ask, why have you decided to look into this market for investment? The reason I ask is because there are other markets (locally and nationally) that are easier to cash-flow, yielding much higher ROI's. Do you plan to eventually relocate here?

Ditto what @Kelby K. and @Joey Sullivan shared. These guys are local veterans who know what is going on. Seek cash-flow in the sub-markets surrounding the ATX metro. Purchase distressed properties which provide value-added equity and a stronger ROI.
