I meant Capital Gains Taxes, not races

This may sound quite confusing,  but dealing with commercial financing is way  easier than dealing with conventional financing. You always have owners that want to sell, but want to avoid penalties and taxes (capital gains races,  and penalties for paying off the loan too early. ) so there's always room for creative deals. One that may work for you is asking the owner to pay the down payment for you,  and you pay him back with interest.  It's a win for both sides. 

Typically, I pay around 3-4 percent here in Illinois. So @Patrick It's quite similar to PA

Hi everyone, 

I'm an investor from Chicago,  but I've also been managing properties. I've been thinking of just staying a management company,  but I'm not really sure how to market the business as all of the properties I've managed come from deals I've syndicated.  What are some of the ways you other property managers market your business?  Thanks in advance.

I've been investing for a few years,  and I finally wanted to take theleap into development. I got into a deal where we were going to develop a nursing home into a 50+ unit apartment building. I ended up getting out of the deal because the zoning permits weren't approved in time. 

I wanted to hear about other developers first project. Did it go smoothly?  How many unexpected costs were there?  Which  team members played the most important role? 

Any feedback or experiences that you all could share would be greatly appreciated.

@Ben Anderson, first off I want to tell that's one hell of a last name you have. Thanks for responding. I am also on the south side. I've been  doing sfh deals, and I'm looking to get more into the commercial field. If it's no imposition, I would like to learn more about the group you're involved with.

I have a question about wholesaling. An associate of mine recently paid cash for a 56 unit apartment building. He now wants out and wished to sell. I know people interested and wish to wholesale the building. My question is, should I use the same purchase agreement that I would to wholesale a residential home, or is there a different one? Is it almost mandatory that I do a double closing?
