Are there any deals in the Hudson Valley area or are taxes and crime rate still scaring people away? 

I am interested in any meetings near the Hudson Valley. Maybe we can arrange something and meet in the middle. Bring a lot of interested investors together.

@Bobby Celiko I'm new to the NoVA area, Arlington specifically. I'm currently in the learning process of RE Investing but very hungry and ambitious. I have limited finances but I have time and effort that I can offer. My investment interest  are multi family buy and hold properties as well. If you are looking for someone to potentially partner with and talk about what that will look like I would be interested. Family owns rental property back in NY so i'm somewhat familiar with rehabs.

Silly me!! I realized that I was simply not converting the percentage into a decimal correctly for both problems. Thank you @Joel F.

Hello BP,

I'm working on my RE education. I recently did a quiz on Cap Rates and NOI and I got stuck on two questions. Can someone possibly tell me how I can work through these questions to get the right answer.

1) If a rental investment generates $20,000 in net income in a year and then is sold at a 6.25% cap rate, then the purchase price $____?

2) If an apartment building sold for $1M dollars at a 5% cap rate, then the apartments net operating income at purchase is $ ____?

Do I analyze with every performance metric 2%, 50%, NOI, COC, ROI, and Cap Rate just to get a good understanding of each one or is that obsessive? @Steve B.

Hello BP Nation,

About 3 weeks ago I decided to jump into RE investing. I began my education by listening to podcast and ordering books, as well as reading the forum posts. While I am getting a great deal of knowledge the topics are so scattered. After a few weeks of digesting information i've come to the conclusion the most valuable things to learn and mastering in RE are Deal Analysis (Finding a good deal) and RE Finance (creative financing).

I'm looking for some direction on what to specifically do to master these two concepts.  A great tip I got was to rewatch the webinars on deal analysis and watch how @Brandon Turner dissects his deals.

I've recently purchased the following books Bigger Pockets "No Money down Investing" and "Rental Property Investing", Start Small profit Big in RE, The Art of the Deal, Rich Dad Poor Dad, All you can do is all you can do but all you can do is enough, as well as Atlas Shrugged for some personal enjoyment. 

Any specific books, podcast, or forums would be greatly appreciated. I believe that I'm on the right track so far but time is valuable. I want to be efficient as possible.

@Kyle Scofield thanks I ordered that book and the Investing in RE with no money down book. Did you find any other books to help you with deal analysis or will I get everything I need from "Rental Property Investing"? 

Thanks for the webinar archive tip. I'll definitely check that out.
