Cornerstone is my usual go-to. Very knowledgeable and have great levels of communication. Just not a fan of their platform, they use Buildium. It’s fine. Just not my preference. Hope that helps!

The answer will depend on the rational behind your unwillingness to but a property just by yourself.

If you just want to spread the risks, you can invest through these crowdfunding platforms. Alternatively, you could buy a property with other people (you know or don't) under a fractional ownership structure or you and fellow investors could set up a partnership, which would buy and hold the property.

If you don't want to get involved, you can be a passive investor and invest in the deals of active investors. For example, I invest internationally and most investors don't have the time, knowledge resources or willingness to do it by themselves and therefore some of them invest in my deals. Plenty of investors do the same thing in the US.

I’m managing my own single family home and my current tenant is moving out next month. 
looking for a good site to use for having background and credit reports ran for future tenants.

I was recently looking into getting solar panels on my home and after doing some more research I am now on the fence. I dont have a very high monthly electricity bill. It’s about $100avg. 2400sqft home. 
One of the main reasons I was interested in Solar was because of the added equity to my home. You get about 3-5% gained value from adding solar. However after running the cost it would be a 25yr loan of $33,000 at 5.99% and the monthly payment would be $150. 
So Solar is actually costing me more monthly than if I stayed with electric. 
Now with the rising cost in electricity over the coming years, I wonder if this is a good investment for myself and my home. 
I’m 50/50 right now and wondering what some other people’s thoughts are on the whole solar panel fad that’s hitting the country.
