Then you have a problem and over paid for the fourplex. You'll need to find comps that are fixed up and rehabed to justify a higher ARV. I would check out other listings/showings and get a feel for the level "updated" they have done.

You make your money when you purchase the property.

@Aaron K. I agree with that. As a broke college student I found a way to meet my needs. The cost to maintain a garage out ways the rental increase. Some of the rentals in that town had trashed garages with collapsed roofs!

Storage is storage. When I was school I refused to live anywhere without a garage to keep my motorcycle and bicycle. When my friends disagreed and we moved to house without one, I built a cheap storage shed. I would have happily paid more rent if the landlord provided it.

How are going to defer capital gains tax?? That should be your biggest concern. A 1031 exchange into another property could solve that but you probably want to start the process now.

$25,000 to purchase and rehab a property, that cash flows a good amount? That doesn't seem realistic. I agree with the previous postings to pay down your debt! There was a person on Dave Ramsey Show that had the same question... he could tell the guy wasn't listening or going to pay the debt off. Having debt and taking on more is wrong path into real estate.

I'm seeing a trend that when 1 house gets flipped, 2, 4, 8, and 16 more houses get flipped. It's alarming to me as an investor because I don't have time to flip houses, and it's eliminating a lot of good deals. For reference these areas were C/D+ class, but now QUICKLY turning to A class. 

As a buy and hold rental investor should I avoid these neighborhoods completely? Are any of you guys noticing the same situation in your market? Will a rental even work in these areas?

The next question is how much can the HELOC afford in your market?? You could be competing against all CASH offers.

This is a good topic because I can see my self getting "stuck" in a similar situation.

I agree with @Michael Dang. My neighborhood is battling over this issue currently as the city closed a large high school. The location is PRIME for apartments and big development. The older established home owners don't want apartments, but I think it's only going increase there property value. Rental rates will go up as well.
