For small MF, I have some ideas for you in the San Antonio market if you are looking for primarily cash flow. I have a duplex and a fourplex completing construction in the next 45-60 days you can get some ideas on what we're seeing down here. I More than happy to send you pics and ROI. I have a property manager who is excellent so can be very turnkey for someone living out of state. I've turned several BP folks onto him and they have been happy. The SA to Austin I-35 corridor may be one of the hottest real estate corridors in the country. I think you could do pretty well here. CoC in the range you are looking for 8-9%. Let me know. Forbes ranked San Antonio as one of the next boom towns (Jan, 2016 link below).
