Good evening BP users! Appreciate your advice in advance as we are just starting our investment journey. We recently closed on our property and are hoping to have a long-term tenant in place. They haven’t even started out their tenancy but are asking for laminate floors and offered to pay to replace our brand new carpet with laminate flooring in the downstairs living room and dining room. Our market varies in offering laminate in the common areas from what I have researched and our rent is fair based on the property’s current state. It seems too good to be true but I’m wondering what the end game is here (if they just legitimately really want laminate and are willing to pay more or if in the future they will throw these “improvements” in our face when trying to increase our rents in the future). I’ve read a few posts on BP about not letting a tenant pay as this may constitute an equitable position, however, I could see it working if we structure a contract with our tenant appropriately. Just wondering if investors have ran across this issue and again appreciate all advice! Jared

Hey Cindy,

Congrats on your starting our real estate journey. I have been researching a lot of deals and this is pertaining to the SC market exclusively but taxes in SC unfortunately are significantly higher for investor owned versus owner occupied (4% vs. 6%) so I’m thinking the taxes paid per month are probably underestimated and this can significantly affect cash flow for a lot of deals in this area. Millage rates for SC are also higher in SC unfortunately as well.

You can check millage rates in SC at the tax assessor website: https://www.yorkcountygov.com/150/Assessor

Hope this helps and good luck investing!

Hey group,

This is certainly an inspiring topic and I appreciate you all posting your stories! My wife and I are both pharmacists and are looking to get our first real estate property in 2018. Hope to keep the inspiration going and good luck to all investing this year! Thank you to

@Nate Hedrick for starting the conversation!

The Millionaire Real Estate Investor is definitely a must read by Gary Keller. HOLD is a really good one as well by Steve Chader regarding buy and hold investing. Also highly recommend The One Thing by Gary Keller (not specific to real estate but is really good!!).
