Good evening BP users!

Recently purchased a property in SC and unfortunately we’ve been getting hit with a lot of rain lately. Our tenants were set to move in last Friday and noted water coming into the garage. Thankfully they noted the issue and let us know prior to any damage. The driveway slopes down and we should be able to divert the drains from the garage however to anyone’s knowledge is there any solution other than replacing the entire door due to the open crack near the bottom? Thanks in advance for everyone’s help and advice!

That is absolute insanity. Going off your appraised value I’m thinking your taxes would be around 1700-1800 or so per year based on Lancaster county’s millage rate (0.313) but I am by no means a tax pro so I would make sure to get those numbers double checked. No problem Devin glad to help. We recently purchased a property in SC and it can really make or break your cash flow. Here’s a link to SC tax rates and how to calculate. Hey Devin! Congrats on your first flip. If you don’t mind me asking is the property in NC or SC? The reason why I ask is there is a substantially difference in taxes for SC investment properties (higher millage rates) along with higher rate for non-occupant owners (6% vs. 4% for occupant owners). Also for townhomes and condos be aware you might have assessments that can come up and extra reserves would be a good idea in case these pop up.

Hey Jack,

Congrats on getting into the real estate grind. I'm also an investor in the Charlotte area and this market is HOT right now. I'd highly recommend attending local REIAs (I.e. Metrolina, Charlotte REIA, Hobby Millionaire, etc.). Good luck in your investing and feel free to reach out with any questions.
