@Edward B.

The loan is not attached to the property, the lender has a general knowledge about the investing I do but the loan is not attached to any single property. The loan is simply in my name.

So I'm using private money to buy some of my rentals. The loan is currently in MY name,... should I have them add my LLC to the loan contract so my LLC shows the debt to discourage legal action against my LLC? Thank you in advance for your advice!!!

3) You are often more attractive to sellers if you come with cash and can offer a quick closing date.  You can then refinance sometime after you buy. One advantage of financing your property is that you may be able to put down payments on several properties instead of buying only one with cash.

@Zach H.

Spokane Washington would give you a descent market for lower cost rentals and for flipping in my opinion. Post Falls and Coeur de Alene Idaho would be even closer to wilderness areas and lakes but are harder to get cash flow from rentals.
