Are you asking about a slab or pier and beam home? Normally we recommend not doing any cosmetic work for 8 weeks which gives the framing and drywall time to adjust to the new elevations. But since you're talking about flooring I haven't ever heard you should wait. Once the slab is lifted, it should not move if the piers are properly installed. So you should be able to do flooring right away. I work for a foundation repair company in The Dallas-Fort Worth area so let me know if you have any other foundation related questions!

You could try an air ionizer as well. When I got my first car the seller was a smoker. We stuck a small ionizer in the car for a day or 2 and it almost entirely removed the smokey smell.

Since you bought it via auction does that mean you paid cash? That's how it works in Texas where I am. My first concern is if the house is even financeable? If not, then you really aren't comparing apples to apples. My second concern is listing the house with the original agent who couldn't sell it. That being said, you COULD contact the buyers agent directly BUT most agents(especially yours) will not appreciate that. If you're planning on using realtors you probably don't want to burn any bridges. I'm new to the site but fairly familiar with the realtor market (I work for a foundation repair company) and am a new investor myself. I hope have good info, if not please let me know.
