Hi there,

My friend recently purchased a property in Los Angeles which had tenants (one family of 7) who were due to leave but are refusing to go. I suggested offering cash for keys, are there any other strategies for tenants (who apparently don't have an agreement) to leave a property in Los Angeles. The realtor said the deposit and agreements were to be supplied and these haven't materialized. 
Appreciate any feedback for them as they purchased the house on FHA (3.5% down) to move into themselves and are now stressed about the situation.
